PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-02 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF SOUTH FRONT <br />INVESTORS LLC, AS FILED UNDER CASE PUD-04 <br /> <br />WHEREAS, <br /> <br />South Front Investors LLC has applied for Planned Unit Development <br />(PUD) development plan approval to construct an approximately 17,545- <br />square-foot, two-story office building and related site improvements <br />located at 6088 Sunol Boulevard; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - O (Office) <br /> District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of January 24, 2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, <br /> <br />an Environmental Impact Report was prepared and certified for the North <br />Sycamore Specific Plan, therefore, no environmental document was <br />prepared for this project; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings: <br /> <br />The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The project includes the installation of private utility systems to serve the <br />office building. Adequate storm drain, sanitary sewer, and water service <br />utilities are present in the area surrounding the development and are <br />sufficient to serve the new building. Adequate access will be provided to <br />the structure for police, fire, and other emergency response vehicles. The <br />building would be designed to meet the requirements of the UBC and <br />other applicable City codes. <br /> <br />2. The Plan is consistent with the City's General Plan. <br /> <br />The proposed office building land use conforms to the "Retail, Highway, <br />and Service Commercial/Business and Professional Offices" Land Use <br />Element designation for the project site. The office building would help <br />the City maintain a strong economic base and provide additional space for <br />businesses to serve residents and businesses of Pleasanton and its market <br />area. The subject project is also consistent with the North Sycamore <br />Specific Plan's Development Standards and Guidelines. <br /> <br /> <br />
