Resolution No. PC-01-02 <br />Page 2 <br /> <br />The plan is compatible with previously developed properties in the <br />vicinity and the natural, topographic features of the site. <br /> <br />The project is surrounded by single-family residences to the east, south, <br />and north, and office/research and development uses to the west at the <br />Kaiser Aluminum and Chemical Corporation property. As conditioned, <br />the proposed office building would be compatible with the surrounding <br />uses. The proposed building would be located near the northwest comer <br />of the site, away from the single-family homes. Grading for the proposed <br />project would remove fill that has been added to the site and return the site <br />closer to its historical grades. <br /> <br />o <br /> <br />The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid <br />erosion, slides, or flooding to have as minimal an effect upon the <br />environment as possible. <br /> <br />The subject property is gently to moderately sloped. Surrounding <br />properties to the east are generally at a lower elevation while properties to <br />the south are generally higher. Grading for the proposed project would <br />remove fill that had been added over the past few years and return the site <br />closer to its historical grades that would be more compatible with the <br />adjacent residences. The design of the proposed development would <br />provide adequate drainage to prevent flooding. <br /> <br />Streets and buildings have been designed and located to <br />complement the natural terrain and landscape. <br /> <br />The project site is in a developed area of the City and would not involve <br />the extension of any new public streets. The building would be located in <br />an area of the site where the grades are not as steep and would reduce <br />grading. As conditioned, the proposed building will be compatible in size <br />and scale with surrounding residential dwellings. <br /> <br />Adequate public safety measures have been incorporated into the <br />design of the plan. <br /> <br />The public improvements associated with this project would be consistent <br />with City design standards. All on-site driveways and drive aisles meet <br />City standards for emergency vehicle access and turn-around. The <br />building would be consistent with City design standards. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The proposed project provides a building that is well-designed and sited <br />on the subject property to fulfill the desires of the applicants, and meets <br />the City's General Plan and the North Sycamore Specific Plan goals and <br /> <br /> <br />
