PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-20 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 7143, THE <br />APPLICATION OF SUMMERHILL HOMES <br /> <br />SummerHill Homes has applied for vesting tentative map approval to subdivide <br />an approximately 15.2-acre site into 36 (31 market-rate and five affordable) <br />single-family lots, one remainder parcel for the Nolan farmhouse property, a creek <br />parcel to be dedicated to Zone 7, a common recreational area parcel, and public <br />right-of-ways located at 1015/1027 Rose Avenue; and <br /> <br />WHEREAS, zoning for the property is PUD - MDR (Planned Unit Development - Medium <br /> Density Residential) District; and <br /> <br />at its duly noticed public hearing of March 22, 2000, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />a Negative Declaration was previously prepared and adopted with the approval of <br />PUD-99-05; therefore, no additional environmental documentation was prepared <br />for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed tentative map is consistent with the General Plan. <br /> <br />The proposed Tentative Parcel Map is consistent with the previously <br />proposed PUD development plan, which was found by both the Planning <br />Conunission and City Council to be consistent with the site's General Plan <br />land use designations of Medium Density Residential and currant General <br />Plan policies. <br /> <br />The proposed density at less than 3 units per acre is below the mid-point <br />of the General Plan Medium Density Residential density range of 2 to 8 <br />units per acre. Other General Plan policies and programs incorporated into <br />the project would include providing amenities in the form of a privately <br />maintained pocket park and trail along the arroyo, and five units set aside <br />for affordable housing. The General Plan also encourages the construction <br />of residential infill in areas where public facilities are adequate to support <br />such development. <br /> <br /> <br />
