PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1808 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF PUD-79-2 <br />WHEREAS, Joseph Boatright and Raymond Goodrich have applied for <br />a hillside development plan approval for a 28-unit <br />residential hillside planned development proposed for <br />the approximately 74 acre site located southwest of <br />the intersection of Bernal Avenue and Foothill Road. <br />Zoning for the property is HPD (Hillside Planned <br />Development) District. <br />WHEREAS, the Planning Commission held a public hearing to review <br />this application on October 10, 1979; and <br />WHEREAS, all pertinent reports, documents, maps and testimony <br />were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />_. Section 1. That the Planning Commission recommends approval of <br />PUD-79-2 subject to the following conditions: <br />1. That the development be substantially as shown on <br />the Hillside Development Plan, Exhibit A, on file <br />with the Planning Division. <br />2. That buildings in the development shall be a maximum <br />of two-stories in height. <br />3. That final design of all structures including accessory <br />buildings, and fences shall be subject to approval by <br />the Planning Division. It is intended that all structures <br />blend with their surroundings to the maximum extent <br />practicable. To this end, building materials used shall <br />be confined mainly to varying types of wood and some <br />types of masonry (such as slumpblock or brown brick). <br />Colors shall be those earthtones which best conform <br />to the area. Bright obtrusive colors, such as white <br />stucco walls or red the roofs shall be prohibited <br />unless it can be demonstrated that such colors would <br />not be out of character with the surroundings. Color <br />control shall be especially critical on the upper 11 <br />sites. <br />4. Where perimeter fencing (around the perimeters of the <br />28 individual parcels) is desired, it shall be confined <br />to low open split rail type fencing similar to that <br />
