PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1152 <br />A resolution of the Planning Commission of the <br />City of Pleasanton approving PUD-71-1. <br />WHEREAS, the application of Morrison Homes for PUD-71-1, <br />Final Maps, Design Review and Landscaping <br />approval of the first phase of the development <br />and approval of the overall development plan <br />for Heritage Valley (Tract 3184), has come <br />before this Commission, and, <br />WHEREAS, the Planning Commission did hear pertinent <br />testimony and review certain maps and <br />documents. <br />NOW, THEREFORE, BE IT RESOLVED, that PUD-71-1 be approved subject <br />to the following conditons: <br />1. That the applicant adhere to the landscaping <br />plans as shown on the plan labeled Exhibit A. <br />2. That all trees shall be a minimum of 15 gal. <br />in size and all shrubs 5 gal. in size. <br />3. That the applicant provide street trees <br />as per plan and in accordance with the Public <br />Works Department. <br />4. That a 6 ft. redwood screen fence be <br />installed along the property line abutting the <br />railroad right-of-way. <br />5. That the applicant adhere to the architec- <br />tural treatments as shown on the submitted <br />plans labeled Exhibit A. <br />6. That the applicant incorporate in the <br />Codes and Covenants of the subdivision a clause <br />pertaining to the future repainting of these <br />units regarding the colors that will be allowed. <br />7. That a detailed lighting plan for street <br />lighting be submitted for approval, said <br />submittal to incorporate the fixture design. <br />8. That the applicant adhere to the recommen- <br />dations of the Public Works Department. <br />9. That the applicant is further aware that <br />approval of this project is subject to an <br />agreement regarding staged growth to be agreed <br />upon by the City Manager and approved by the <br />City Council. <br />
