PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2748 <br />A RESOLUTION OF THE PLANNING COMMISSION APPROVING <br />CASE UP-85-53, AN APPLICATION OF PONDEROSA HOMES <br />WHEREAS, Ponderosa Homes has applied for a conditional use permit <br />to continue the operation of a model home sales complex <br />consisting of a sales office and five model units <br />located on the north and south sides of Corte Blanca <br />approximately 100 feet west of Paseo Santa Cruz; and <br />WHEREAS, the applicant initially received a conditional use <br />permit to operate the complex on November 14, 1984, <br />(UP-84-60); and <br />WHEREAS, this conditional use permit has expired and, therefore, <br />the applicant must make a new application; and <br />WHEREAS, at their duly noticed public hearing of January 22, 1956 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, the Planning Commission found that a) the proposed <br />location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purposes <br />of the district in which the site is located. The model <br />homes and sales office will not interfere with the <br />enjoyment of private property by those in the adjoining <br />R-1-6500 (Single-family Residential) Zoning District. <br />The structures are similar to the type and design of <br />other residences in the tract. The operation will not <br />interfere with the residential character of the <br />development; and <br />WHEREAS, the Planning Commission found that b) the proposed <br />location of the conditional use and the conditions under <br />which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or <br />materially injurious to the properties or improvements <br />in the vicinity. The existing location of the model <br />home complex is on a cul-de-sac, somewhat separated from <br />the soon to be occupied units and will not be <br />detrimental to the public health, safety, and welfare of <br />adjacent properties. There is ample parking to avoid <br />potential parking and traffic conflicts; and <br />
