PC-93-49 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE T CT MAP 6618, THE <br />APPLICATION OF BOULEVARD DEVELOPMENT <br /> <br />WHEREAS, Boulevard Development has applied for vesting tentative <br />map to allow the subdivision of an app oximately 198 acre <br />site (Moller Ranch) into 99 single-fa ily lots and open <br />space located generally to the west northwest of the <br />Foothill Road/Muirwood Drive street i tersectionj and <br /> <br />zoning for the property is PUD (Planne <br />- Rural/Low Density Residential an <br />District; and <br /> <br />WHEREAS, at their duly noticed pUblic hearing f August 11, 1993, <br />the Planning commission considered al public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br /> <br />Unit Development) <br />A (Agriculture) <br /> <br />WHEREAS, <br /> <br />the Planning commission made the foll <br /> <br /> <br />tudy, a mitigated <br />uncil on March 19, <br />rior to tentative <br />new information, <br />ntal review or <br /> <br />WHEREAS, <br /> <br />based on the Initial Environmental <br />negative declaration was adopted by C <br />1991, and additional studies required <br />map approval did not result in any <br />therefore, no additional environm <br />documentation is necessary; and <br /> <br />WHEREAS, <br /> <br />findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The proposed application s substantially <br />consistent with the previously approved PUD <br />development plan. This plan was deemed compatible <br />with the General Plan. The pro osed project will <br />not alter any issue which ould change its <br />compatibility with the General Pan. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br /> <br />Although the construction of th proposed project <br />will involve site grading and lteration of the <br />natural terrain, this would be a hieved within City <br />standards. The results of t e geologic study <br />submitted with the tentative map application <br />indicate that areas of concer can safely and <br />satisfactorily support a 2-to-l lope, although the <br />majority of graded areas are flatter than this. <br />
