PLANNING COMMISSION OF THE CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNJ:A

RESOLUTION NO. PC-93-24

RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF
PRUDENTIAL INSURANCE COMPANY FOR A MAJOR MODIFICATION TO
THE GOVERNING HACJ:ENDA BUSINESS PARK PLANNED UNIT
DEVELOPMENT AS FJ:LED UNDER CASE PUD-81-30-27M/PUD-85-8-9M

WHEREAS, Prudential Insurance Company has applied for a major
modification to the governing Hacienda Business Park
PUD's to: 1) modify the site development standards
contained within Table B-1 of the Park's Design
Guidelines to increase the flexibility of the building
type constructed on any lot and to reduce the off-street
parking requirement; 2) change the land use designation
for about 130 acres to allow either office or commercial
uses; 3) change certain conditions of Ordinance No. 1325
to modify the traffic requirements for future development
proposals; and 4) modify the existing development
agreements to provide for the proposed changes, reserve
sewage capacity, and provide for other infrastructure.
The proposed project would involve 30 separate lots
located within the Hacienda Business Park; and

WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit
Development - Industrial/Commercial and Office); and

WHEREAS, at their duly noticed public hearing of May 12, 1993, the
Planning Commission, after considering all public
testimony, relevant exhibits, and recommendations of the
City staff concerning this proposal, recommended approval
of the proposed negative declaration prepared for the
proposed modification; and

WHEREAS, the Planning commission made the following findings:

1. The plan is in the best interests of the public
health, safety, and general welfare:

The proposed project amends a previously approved
master planned business park, the Hacienda Business
Park. The reduction of permitted floor area at the
Park will reduce vehicular traffic, noise, and auto
emissions. Potentially increased commercial
acreage is conditioned to avoid increased traffic
and to avoid negative impacts on the existing Val
vista Center.
