RESOLUTION NO. PC-2025-06 <br /> <br />RESOLUTION OF THE PLANNING COMMISSION APPROVING VESTING <br />TENTATIVE MAP 8724, THE APPLICATION OF TRUMARK HOMES. <br /> <br />WHEREAS, Trumark Homes has applied for Vesting Tentative Map approval to subdivide <br />the approximately 10.64-acre site located at 0 Vineyard Avenue (APN: 946- <br />461-900-1) into a 27-lot subdivision, a 3-acre park lot with bioretention areas, <br />and a lot for the internal streets; and <br /> <br />WHEREAS, zoning for the property is zoned PUD-Elementary School (Planned Unit <br />Development -Elementary School), with a Housing Opportunity Zone overlay <br />and the General Plan designation is School, with a Housing Element Site <br />Overlay (HESO); and <br /> <br />WHEREAS, at the March 18, 2025, meeting the Zoning Administrator found the 2023- <br />2031 (6th Cycle) Housing Element Update Program EIR CEQA Guidelines <br />Section 15183 Consistency Checklist for the project is adequate to serve as <br />the environmental documentation for this project and satisfy all the <br />requirements of CEQA; and <br /> <br />WHEREAS, the proposed Vesting Tentative Map 8724 is consistent with the Housing <br />Site Compliance Review application (P24-0596) approved by the Zoning <br />Administrator at the March 18, 2025 hearing; and <br /> <br />WHEREAS, at the March 18, 2025 hearing, the Zoning Administrator recommended <br />Planning Commission approval of Vesting Tentative Map 8724; and <br /> <br />WHEREAS, at its duly noticed public hearing of March 26, 2025, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the Zoning Administrator and City staff concerning this <br />request. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the Planning Commission of the City of <br />Pleasanton, based on the entire record of proceedings, including the oral <br />and written staff reports and all public comment and testimony: <br /> <br />Section 1: Recommended Findings for California Environmental Quality Act <br />(CEQA) <br />With respect to CEQA, the Planning Commission finds it has independently reviewed <br />and analyzed the 15183 Consistency Checklist prepared for the Project pursuant to the <br />City of Pleasanton 2023-2031 (6th Cycle) Housing Element Update Environmental <br />Impact Report (SCH# 2022040091) (Housing Element Update Final EIR or FEIR) and <br />has considered the information contained therein, prior to recommending approval of <br />the Project. The Planning Commission further finds the CEQA Guidelines Section <br />15183 Consistency Checklist prepared for the Project pursuant to the City of Pleasanton <br />Housing Element Update Environmental Impact Report (FEIR) satisfies the <br /> <br />Docusign Envelope ID: DD265359-AEA1-4A7A-A8D3-92788E5DBFC8
