Resolution No. PC-2025-06 <br />Page 2 <br /> <br /> 2 <br />requirements of CEQA and represents the independent judgment and analysis of the <br />City of Pleasanton as lead agency for the Project. <br /> <br />Accordingly, the Planning Commission recommends the City Council make the following <br />findings for adoption of the 15183 Consistency Checklist prepared for the Project <br />pursuant to the City of Pleasanton Housing Element Update Environmental Impact Report <br />(FEIR): <br /> <br />1. There are no new significant eff ects peculiar to the proposed project or its <br />site; <br />2. There are no new significant effects that were not previously evaluated in <br />the Housing Element Update FEIR; <br />3. There are no new significant off -site or cumulative impacts that were not <br />analyzed in the Pleasanton Housing Element Update FEIR, and <br />4. There are no adverse impacts that are more severe than those previously <br />identified in the Pleasanton Housing Element Update FEIR. <br /> <br />This evaluation concludes the proposed project qualifies for an exemption from <br />additional environmental review under Section 15183 because it is consistent with the <br />development density and land use characteristics established by the City, as analyzed <br />by the Pleasanton Housing Element Update FEIR, subject to the mitigation measures <br />included in the Conditions of Approval, shown in Attachment 1, attached hereto and <br />made a part of this case by reference. <br /> <br />Section 2: Findings for Vesting Tentative Map Approval <br />The Planning Commission makes the following findings for Vesting Tentative Map 8724, <br />the application of Trumark Homes to subdivide the approximately 10.64-acre site located <br />at 0 Vineyard Avenue (APN: 946 -461-900-1) into a 27-lot subdivision, a 3-acre park lot <br />with bioretention areas, and a lot for the internal streets: <br /> <br />1. The proposed vesting tentative subdivision map conforms to the zoning <br />regulations/development plan. <br /> <br />The Vesting Tentative Map and improvements conform to the Housing Site <br />Compliance Review development plan (P24-0596) approved by the Zoning <br />Administrator, which in turn was determined to be consistent with the General Plan <br />land use designation for this site, as established in the 2023 -2031 6th Cycle Housing <br />Element. The map and improvements thus meet this finding. <br /> <br />2.
