<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-09 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF PONDEROSA <br />HOMES FOR PREZONING AND PUD DEVELOPMENT PLAN APPROVAL, AS FILED <br />UNDER CASE PUD-96-10 <br /> <br />WHEREAS, Ponderosa Homes has applied for prezoning to PUD (Planned Unit Development) <br />- Medium Density Residential and PUD development plan approval for a <br />360-unit, single-family development on an approximately 92-acre parcel located <br />at 3380 and 3450 Mohr Avenue; and <br /> <br />WHEREAS, zoning for the property is Unincorporated; and <br /> <br />WHEREAS, the Planning Commission held public hearings regarding the proposed project on <br />December 11, 1996, and January 22, 1997; and <br /> <br />WHEREAS, at their duly noticed public hearing of January 22, 1997, the Planning <br />Commission, after considering all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application, recommended <br />approval ofthe proposed negative declaration for Case PUD-96-10; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project would include the installation of public utility systems and roadway <br />improvements to serve the residential units. Adequate storm drain, sanitary <br />sewer, and water service facilities are present in the area surrounding the <br />development. The project would include the installation of all required on-site <br />utilities, designed to City standards, with connections to municipal systems in <br />order to serve the site. Street improvements designed to City standards would be <br />constructed on-site to facilitate the free flow of traffic. As conditioned, six <br />traffic-calming devices would be constructed on street segments throughout the <br />surrounding existing neighborhoods to slow the speed of vehicles. Adequate <br />access would be provided to all structures for police, fire, and other emergency <br />vehicles. The residential units would be designed to meet the requirements of the <br />Uniform Building Code and other applicable City codes. <br />
