PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-98-72

RESOLUTION APPROVING THE APPLICATION OF CARL RODRIGUES D.B.A.
CARL'S CUSTOM CABINETS, AS FILED UNDER CASE UP-98-53

WHEREAS, Carl Rodrigues d.b.a. Carl's Custom Cabinets has applied for a conditional use
permit for a cabinet shop within an existing building located at 1032 Serpentine
Lane, Suite 103; and

WHEREAS, zoning for the property is PUD-I (Planned Unit Development - Industrial)
District; and

WHEREAS, at its duly noticed public hearing of September 23, 1998, the Planning
Commission considered all public testimony, relevant exhibits, and
recommendations of the City staff concerning this application; and

WHEREAS, projects of this nature are categorically exempt from the requirements of the
California Environmental Quality Act (CEQA); therefore, no environmental
document was prepared for this project.

WHEREAS, the Planning Commission made the following findings:

A. The proposed location of the conditional use is in accordance with the
objectives of the zoning ordinance and the purpose ofthe district in which
the site is located.

Some of the objectives of the Zoning Ordinance are to foster a harmonious,
convenient, workable relationship among land uses, protect existing land uses
from inharmonious influences and harmful intrusions, and to insure that public
and private lands are used for the purposes which are most appropriate and
beneficial to the City as a whole. The subject property is within the PUD-I
(Planned Unit Development-Industrial) zoning district, which is intended to
provide sites for light industrial uses including manufacturing, industries engaged
in construction and building trades, neighborhood and support commercial uses
(e.g. coffee shops, barber shops), and office uses. Given the small scale ofthe
operation, its location in the interior portion of the business park, and conditions
of approval which address noise and hazardous materials, the proposed use would
be compatible with surrounding uses.
