<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-40 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 7002, <br />THE APPLICATION OF TRUMARK COMMERCIAL <br /> <br />WHEREAS, Trumark Commercial has applied for vesting tentative map approval for a <br />nine-lot residential subdivision with the proposed lots varying in size <br />from approximately 11,000 square feet to 12,400 square feet, located at <br />1605 and 1609 Rose Avenue; and <br /> <br />WHEREAS, zoning for the property is PUD - MDR (Planned Unit Development- <br />Medium Density Residential) District; and <br /> <br />WHEREAS, at its duly notice public hearing of May 27, 1998, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration of Environmental Significance was previously <br />adopted with the approval ofPUD-97-22, therefore, no additional <br />environmental document was prepared for this project; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed tentative map is consistent with the General Plan. <br /> <br />The proposed application is substantially consistent with the <br />proposed PUD development plan that was deemed compatible <br />with the General Plan by the Planning Commission and City <br />Council. The proposed project will not alter any issue that would <br />change its compatibility with the General Plan. <br /> <br />2. The site is physically suitable for this type of development and <br />density . <br /> <br />Although the construction of the proposed project will involve <br />minor site grading and alteration ofthe existing topography, this <br />would be achieved within City standards. The results of the <br />geologic/soil study submitted in conjunction with the original PUD <br />application indicate that the site is suitable for residential <br />development. In addition, additional review and inspection is <br />required as part of the construction of the residential units to <br />ensure that there are no unforeseen impacts. <br />
