(ii) Subject Matter - The number of units allowed <br />per year is mandatory. Beyond this, however, the <br />agreement may include any other provision which may be <br />necessary to promote the public health, safety aBd <br />welfare and to conform the project to all General Plan <br />goals and policies. It is anticipated that the following <br />items may be included in the terms of the agreement: <br /> <br /> location of units approved by year or other <br />phase <br /> <br /> timing of the project's on-site and off-site <br />improvements <br /> <br /> treatment to be accorded if approved units in <br />any given year are not built <br /> <br /> (d) Other Requirements - Every project receiving development <br />approval by entering long-term agreements shall meet the following <br />requirements: <br /> <br />(i) $525 per dwelling unit fee to the Capital <br /> Improvement Fund. <br /> <br />(ii) $400 per dwelling unit fee to the Lower- <br /> Income Housing Fund. <br /> <br />Section 3. Yearly Allocation for Smaller Projects Process. <br /> <br /> (a) Setting the Yearly Allocation for Smaller Projects - <br />The City Council shall meet once a year in September to <br />establish the number of units which will be made available to <br />projects not covered by long-term agreements or otherwise <br />exempt. The number available shall be set as follows: <br /> <br /> (1) determine the allowable yearly growth, in <br />units, based on the factors listed in Section 2-20.05(b), <br />which shall be the annual housing target. <br /> <br /> (2) deduct from the total number of units (i) the <br />lower-income housing set-aside as determined by the City <br />Council pursuant to Section 2-20.05(b)(2) and (ii) all <br />units approved for development in long-term agreements <br />for that year; the remainder shall be the yearly allocation <br />for smaller projects. <br /> <br />For the 1982 building year, the yearly allocation for smaller <br />projects shall be made as soon as feasible following adoption <br />of the revised Growth Management Plan and this implementing <br />resolution. <br /> <br />Initially, no units will have been approved in long-term <br />agreements.
