B. Appraisal of the lessee's interests in the right- <br /> of-way within the above named parcels, including <br /> but not limited to macadam, landscaping, irrigation <br /> systems, signs, and light standards. <br /> <br /> C. Appraisal of the off-setting exchange lands and <br /> <br /> improvements proposed to be conveyed to the <br /> affected parties. <br /> <br />II. Reports <br /> <br /> Appraisers agree to prepare a final appraisal report, <br /> <br />acceptable to City, in narrative form containing all necessary <br />exhibits, maps, and photographs of the subject properties. <br />Four (4) copies of this report shall be delivered to City. <br />Appraisers further agree to prepare, in advance of the final <br />appraisal report, a summary letter, showing the appropriate <br />values for the various interests involved, sufficient to <br />enable City to begin negotiations for the right-of-way and, <br /> <br />if necessary, to support City's <br />in an eminent domain lawsuit. <br />III. Date of Completion <br /> <br /> Time is of the essence of this <br /> <br />request for immediate possession <br /> <br />agreement and each and <br /> <br />every covenant and condition hereof. Appraisers shall be <br />responsible for performing the agreed upon services diligently <br />and skillfully in order to complete the appraisal without <br />delay and in conformance with the time schedule set out <br />below, barring unforeseen delays beyond Appraisers' control. <br />The summary letter, referred to above, shall be delivered to <br />City by July 16, 1982. The final appraisal report, referred <br />to above, shall be delivered to City by July 30, 1982. <br /> <br /> -3- <br /> <br /> <br />
