1.3. <br /> <br />professional fees and expenses (civil engineering, <br />landscape architecture, land planning, etc.) <br />required to implement the Realignment Plan within the <br />boundaries of Pleasanton Park. All expenses incurred <br />by R & B for implementation of the Realignment Plan <br />within the boundaries of Pleasanton Park not covered <br />by Assessment District 1981-lshall'be reimbursed, <br />plus interest thereon, if, upon formation of the <br />NPAD, City determines such work is proper~y a part <br />of the improvements included in the MPAD and is, <br />thus, reimbursable by the NPAD. <br /> <br />R & B agrees to transfer to City portions of <br />Pleasanton Park indicated on the Realignment Plan ' <br />as lands to be added to the parcels occupied by <br />the Denny's and Hungry Hunter restaurants and <br />intended to replace the land and parking spaces <br />taken for Owens Drive. The lands to be transferred <br />are more particularly described in the plot plans <br /> <br /> attached as Exhibits B-1 and B-2. <br />Obligations of R & B, Prudential and CP <br />2.1. <br /> <br />R & B, Prudential and CP agree to pay for the <br />professional fees and expenses to prepare all plans <br />necessary to restore and replace the landscaping and <br />parking areas within the parcels occupied by the <br />Chevron service station, Harris Professional Center, <br />and Denny's and Hungry Hunter restaurants in <br />accordance with the Realignment Plan.
