Agreement <br />Page 6 <br /> <br />STANDARDS OF DEVELOPMENT <br />ewner agrees that any development on his property shall <br />be consistent with high standards of architectural <br />and design excellence. Owner acknowledges that examples <br />of high standards of architectural and design excellence <br />are Oakmead Business Park in Sunnyvale, California, <br />Irvine Industrial and Business Park in Orange County, <br />and Concord Business and Industrial Park on Willow Pass <br />Road east of the freeway in Concord. <br /> <br />O?~ER'S ACKNOWLEDGMENTS: STONERIDGE DRIVE EXTENSION <br />~ner acknowledges that the extension of Stoneridge <br />Drive through Owner's property is a high priority of <br />City and Owner agrees to phase any future development <br />of his property to facilitate the extension of <br />Stoneridge Drive. <br /> <br />O;'~ER'S ACKNOWLEDGMENTS: PROVISIONS FOR PRIVATE SERVICES <br />Owner acknowledges that the ability of City to generate <br />and/or expand funds has been reduced and may be further <br />restricted in the future by State legislative action <br />or by changes in the State Constitution. Owner hereby <br />understands and agrees that the City may, in the future <br />require all streets, utilities, landscape areas and <br />other improvements in industrial parks~ shopping <br />centers, or other similar developments,.including <br />the Owner's property to remain in private ownership <br />or subject to covenants and restrictions recorded <br />so that if City exercises such option, Owner shall <br />maintain such facilities to standards applied and <br />required by City. Should. City require industrial <br />parks, shopping centers or other similar developments <br />to provide private security services at a level deter- <br />mined by the City; or to provide fire protection <br />systems for each structure in any future development, <br />Owner agrees to provide those services to any develop- <br />ment of Owner's property. <br /> <br />OWNER'S ACKNOWLEDGMENT: NO OWNERSHIP <br />~wner acknowledges that the terms and conditions of this <br />Agreement do not grant or convey title or interest to <br />Owner to any improvements or public facilities which <br />may be constructed with funds derived from Owner. <br /> <br />OWNER'S ACKNOWLEDGMENT: NEEDS MAY NOT BE SATISFIED <br />Owner acknowledges that all sewage treatment needs <br />of ~er may not be satisfied by the terms of this <br />Agreement, since any sewer capacity included in the <br />basic 500,000 GPD referred to in paragraph I E is below <br />the amount of capacity needed to meet all future <br />commercial and industrial requirements. <br /> <br /> <br />
