The "Preliminary Tentative <br /> <br />Map" for the proposed Hacienda Business Park, as shown <br /> <br />on Exhibit "D" attached hereto, is illustrative of the <br />improvements to be constructed for this development. <br /> <br />Owner, or its Proposed Assignee, proposes the following <br />specific improvements including but not limited to, all <br />public street and utility improvements consisting of <br />all paving, grading, curbs, gutters, electroliers, <br />traffic signals (including one-half the cost of the <br />traffic signals installed at Hopyard Road and Stoneridge <br />Drive), storm drainage systems, sanitary sewer lines, <br />domestic and fire water lines, Pacific Gas and Electric <br />gas lines (if available), Pacific Gas and Electric <br />electrical duct systems, and the extension of Pacific <br />Telephone services. Said electrical and telephone services <br />shall be constructed in underground duct facilities. Said <br />improvements shall include the completion of Stoneridge Drive <br />as a six lane public street, including a sixteen foot <br />wide, landscaped median strip, which will connect with the <br />extension of West Las Positas Boulevard. West Las Positas <br />Boulevard shall be constructed as a six lane public street <br />also including a sixteen foot wide, landscaped median <br />strip, and shall be extended from the eastern boundary to <br />the weshern boundary of the proposed business park.
