ending September 30, 1983. Said consideration shall be <br />payable in monthly payments of $710.00 due the first clay of <br />each and every month of said period. Tenant shall receive <br />credit toward the rent due under this lease for payments <br />made for months during xqhich Tenant was holding over from a <br />prior leasehold term. ttowever, the sum of the difference <br />between the $710.00 monthly payment due under this agreement <br />and that actually paid by Tenant as a holdover for each month <br />from February 1, 1982 until the effective date of this <br />agreement shall be due and payable within thirty (30) <br />days of the effective date of this agreement. <br /> <br /> 5. Use. Tenant shall use premises for temporary fire <br />station only, and shall comply with all provisions of local, <br />state and federal authorities in force or hereafter in force <br /> <br />regulating the use of said premises. <br /> <br /> 6. Repairs and Condition. Landlord <br />and structural repairs at his own expense. <br />and repairs for which Tenant is at fault, <br /> <br />shall make major <br /> <br />Minor repairs <br />and window repairs <br /> <br />shall be made by Tenant at Tenant's expense. Tenant shall <br />make no major structural alterations without prior written <br />consent of Landlord, Tenant shall not allow liens to become <br />a cloud on Landlord's title. Tenant shall return said <br />premises to Landlord at the end of the term, or earlier <br />termination of this lease, jn good, safe and sanitary condition, <br />reasonable wear and tear excepted. To insure such compliance, <br />Landlord may inspect premi s~s at reasonable times at &onvenience <br />of Tenant. <br /> <br /> 7. Utilities.
