The downtown residential area of Pleasanton contains some of the <br />most expensive single-family homes in the City, as well as <br />a number of the least expensive rental multi-family units. An <br />effort should be made to preserve this variety of housing and <br />maintain and upgrade the quality of the structures located in the <br />core area. <br /> <br />Implementation Program 1: To adopt a specific plan <br />or special zoning and site development standards <br />intended to encourage preservation, rehabilitation <br />and compatible new construction in the core area. <br /> <br />There are several areas within the downtown where standard zoning <br />regulations should be modified in order to encourage preservation, <br />rehabilitation and limited new construction. The configuration <br />of lots yielding unusual sizes, shapes, settings and block faces <br />requires that innovative ways be found to develop and redevelop <br />downtown properties. <br /> <br />Implementation Program 2: To focus the City's <br />capital improvement program on core area projects <br />in order to upgrade the existing substandard public <br />facilities in the area in concert with preservation, <br />rehabilitation and new construction programs. <br /> <br />-31- <br /> <br /> <br />
