The downtown residential area of Pleasanton contains some of the
most expensive single-family homes in the City, as well as
a number of the least expensive rental multi-family units. An
effort should be made to preserve this variety of housing and
maintain and upgrade the quality of the structures located in the
core area.

Implementation Program 1: To adopt a specific plan
or special zoning and site development standards
intended to encourage preservation, rehabilitation
and compatible new construction in the core area.

There are several areas within the downtown where standard zoning
regulations should be modified in order to encourage preservation,
rehabilitation and limited new construction. The configuration
of lots yielding unusual sizes, shapes, settings and block faces
requires that innovative ways be found to develop and redevelop
downtown properties.

Implementation Program 2: To focus the City's
capital improvement program on core area projects
in order to upgrade the existing substandard public
facilities in the area in concert with preservation,
rehabilitation and new construction programs.

-31-
