11. <br /> <br />12o <br /> <br />Significant Effect: Increased energy consumption will <br />occur as the result of site activities and nrojected <br />commute trips. <br /> <br />Finding: Provisions for reducing automobile commuting and <br />encouraging alternative means of transportation will <br />reduce vehicle miles travelled and energy consumption. <br /> <br />Facts: The developers are required to provide for a <br />program of coordinated, alternative transportation systems <br />for employees throughout the site, including vanpooling, <br />carpooling, and alternative work hours. <br /> <br />Finding: Incorporation of solar ener%y measures in building <br />design will reduce energy consumption. <br /> <br />Facts: The utilization of passive and active solar energy <br />measures will be required for all buildings to the maximum <br />extent feasible. <br /> <br />Finding: Economic and social considerations make the <br />reduced scale or "no project" alternatives, which would <br />result in reduced energy consumption, infeasible. <br /> <br />Facts: The scale of the project is necessary in maintaining <br />the marketability of the site in order t~ provide increased <br />employment opportunities to the local community and to <br />increase the tax base of the City. <br /> <br />Significant Effect: Water SUpPly requirements will exceed <br />existing distribution caoacit~'.' <br /> <br />Finding: The required water supply and distribution system <br />facilities will be constructed in conjunction with develop- <br />ment, mitigating any impact. <br /> <br />Facts: The developers are required to restrict site <br />development until adequate water supplies facilities and <br />long range requirements have been determined to be adequately <br />achieved. <br /> <br />Significant Effect: Pro~ect uses would %enerate sewage <br />effluent beyond capacity'available to th~ site. <br /> <br />Findings Project conditions mitiKate p~tential impacts. <br /> <br />Facts: Building-by-buildin~ approval process ensures <br />control over capacity; conditions Euarantee no Euarantee <br />of sewer capacity is included in the ap~roval. <br /> <br />FSnding: Additional capacity would mitigate impacts. <br /> <br />Facts: Expanded facilities are being discussed by <br />many responsible agencies~ an EIR would be required <br />before any expansion could be made. <br /> <br /> <br />
