I. TP~FFIC FACILITIES <br /> <br /> Owner agrees to place the project site into an assessment <br /> <br />district or districts for the construction of all of the <br />facilities necessary for the amelioration of traffic congestion <br />caused by development of the project including its direct <br />and cumulative traffic impact. Facilities may be those described <br />in the North Pleasanton Traffic Studies, Volumes I, II and III, <br />the Traffic Impact Analysis - Stoneridge Center, ADril 15, <br /> <br />1981, or other facilities deemed necessary by the City. The <br />assessment district or districts shall be formed at the time <br />deemed necessary by the City. <br /> <br />II. WATER SERVICE IMPROVEMENTS <br /> <br /> Owner agrees to pay his share of the cost of the water <br /> <br />studies and water facilities necessary to serve the project <br />site or made necessary due to the cumulative development of <br />the North Pleasanton area. Water facilities necessary shall <br />be those identified as short- and long-term improvements <br />identified in the above-mentioned study and as deemed necessary <br />by the City. Owner agrees to participate in the funding of <br />such improvements in whichever manner best achieves timely <br />completion of such improvements concurrent with the development <br />of the project site. The City may require funding by (1) assess- <br />ment district or districts in which Owner a~rees to place the <br />project site; (2) benefit district proceedings; or (3) any <br />other mechanism or combination of mechanisms determined necessary <br />by the City Engineer and/or the City Attorney. <br /> <br /> If Owner installs on the project side a deep well useable <br />for fire service backup in the North Pleasanton area, or <br /> <br />-3- <br /> <br /> <br />
