such termination. Lessor may terminate the lease <br />if the premises are damaged to such a degree that <br />opinion of the City Manager, continued use is not <br /> <br />immediately <br />in the <br />safe or <br /> <br />feasible. If the Lessor terminates the lease during the <br />five year lease, Lessor shall reimburse Lessee on a prorata <br />basis the cost of improvements to the building, provided <br />improvements have been approved by the City Manager in <br />advance. <br /> <br /> 9. Compliance with Laws. Lessee agrees to comply <br /> <br />with all laws, ordinances, rules and regulations which may <br />pertain or apply to the leased Premises and the use thereof. <br /> <br /> 10. Lessor May Enter, Lessee agrees that Lessor, its <br />agents or employees may enter upon said premises at any time <br />for Lessor's own purposes. <br /> <br /> 11. Assignment. Neither the premises nor any portion <br />thereof shall be sublet, nor shall this lease or any interest <br />herein be assigned by Lessee. <br /> <br /> 12. Notices. Any notices which are required hereunder, <br />or which either Lessor or Lessee may desire to serve upon <br />the other, shall be in writing and shall be deemed served <br />when delivered personally or when deposited in the United <br />States mail, postage prepaid, return receipt requested, <br />addressed to Lessee at 333 Division Street, Pleasanton, <br />California, or addressed to Lessor at P.
