Although street improvements are normally done at the <br /> <br />time properties are developed, the Property Owner wishes to defer <br />· mproving the aforesaid road until such time in the future that <br />such improvements are warranted. <br /> <br /> 6. Because the' subject site is not contiguous to other <br />portions of Sunol Boulevard which have been improved to City <br />standards, the improvements to be done by Property Owner would be <br />of little value done alone; thus, approval of t~e project has <br />be~n conditioned upon improvements being done at.such time in <br />the future as this is deemed necessary by the City Engineer. <br /> <br /> 7. The improvement of the aforesaid Sunol Boulevard in <br />front of several properties, if done at one time, may achieve cost <br />savings to Property ~ner as well as to other affected lan~ owners <br />and would be beneficial to the City in planning and completing a <br />usable, safe street improvement. <br /> <br />DESCRIPTION OF WORK <br /> <br /> Property Owner shall plan, construct, finance, or participate <br />in the planning and construction of street improvements along the <br />Sunol Boulevard frontage of the site. Street improvements to be <br />constructed shall be those required by the Subdivision Ordinance <br />of the City of Pleasan~on for development of streets along the <br />frontage of like property being subdivided. These improvements may <br />include, but are not necessarily limited to, grading, curb and <br />gutter, sidewalk, paving, street lighting, street trees, street <br />monuments, underground utilities, storm drain facilities, sanitary <br />sewer facilities, tree removal, and traffic control devices. <br />Property Owner shall submit improvement plans for the aforesaid <br />work to the City of Pleasanton for approval and shall enter into an <br />improvement agreement for the work itself at the time of construction. <br />Current cost estimate for construction of improvements is as outlined <br />on EXHIBIT <br /> <br /> <br />
