Although street improvements are normally done at the time properties are developed, the Property Owner wishes to defer · mproving the aforesaid road until such time in the future that such improvements are warranted. 6. Because the' subject site is not contiguous to other portions of Sunol Boulevard which have been improved to City standards, the improvements to be done by Property Owner would be of little value done alone; thus, approval of t~e project has be~n conditioned upon improvements being done at.such time in the future as this is deemed necessary by the City Engineer. 7. The improvement of the aforesaid Sunol Boulevard in front of several properties, if done at one time, may achieve cost savings to Property ~ner as well as to other affected lan~ owners and would be beneficial to the City in planning and completing a usable, safe street improvement. DESCRIPTION OF WORK Property Owner shall plan, construct, finance, or participate in the planning and construction of street improvements along the Sunol Boulevard frontage of the site. Street improvements to be constructed shall be those required by the Subdivision Ordinance of the City of Pleasan~on for development of streets along the frontage of like property being subdivided. These improvements may include, but are not necessarily limited to, grading, curb and gutter, sidewalk, paving, street lighting, street trees, street monuments, underground utilities, storm drain facilities, sanitary sewer facilities, tree removal, and traffic control devices. Property Owner shall submit improvement plans for the aforesaid work to the City of Pleasanton for approval and shall enter into an improvement agreement for the work itself at the time of construction.
