That the developer file and process a minor subdivision <br />application for a tentative parcel map or a tentative tract <br />map application to effect the reconfiguration of the parcels. <br /> <br />That the developer secure approval from the Planning Director <br />for all proposed street names prior to submittal of the <br />tentative map. <br /> <br />That prior to the submittal of a tentative map, the developer <br />shall submit a traffic study prepared by a registered traffic <br />engineer, approved by the City, which analyzes the potential <br />problems and recommends mitigation measures concerning the <br />location of the intersection of the proposed "thoroughfare" <br />with West Las Positas Boulevard. This study shall include, <br />but is not limited to: the signalization of the <br />intersection; the construction of an opening to the frontage <br />road serving Tracts 3232 and 3290 opposite the proposed <br />"thoroughfare"; the proposed treatment of the existing <br />opening at Crow Court; and the location of the main entrance <br />to the proposed hospital site. <br /> <br />That the developer be responsible for the design and <br />construction of all required public improvements for the <br />proposed "thoroughfare" and "collector street" within the <br />development, including the bridge crossing of Tassajara <br />Creek. <br /> <br />That the developer comply with all application requirements <br />of City Ordinance No. 1152 (Preservation of Trees on Private <br />Property) including submittal of a tree survey of the subject <br />development site. <br /> <br /> <br />
