D. The water and fire service studies required have <br />been completed, but the final cost and method of allocating <br />the cost among several projects have not yet been determined, <br />it being the City's desire to spread the total cost of the <br />studies fairly among participating projects. <br /> <br /> E. Developer desires to secure building permits for <br />the Project as soon as possible, prior to the determination <br />of the manner of funding the various studies and facilities <br />and/or services required. <br /> <br /> F. City may adequately protect its interest in securing <br />payment for the various studies required to be funded in <br />advance of issuing a building permit through this Agreement <br />and finds that it is in the public interest to allow Developer <br />to proceed in advance of determining the Developer's share <br />of such funding. <br /> <br /> NOW, THEREFORE, City and Developer hereby agree as <br />follows: <br /> <br />I. TRAFFIC FACILITIES <br /> <br /> Developer agrees to place the Property into an assessment <br /> <br />district or districts for the construction of all of the <br />facilities necessary for the amelioration of traffic congestion <br />caused by development of the project including its direct <br />and c~mulative traffic impact. Facilities may be those <br />described in the North Pleasanton Traffic Studies, Volumes <br /> <br />I, II and III, the Traffic Impact Analysis-Stoneridge Center, <br />April 15, 1982, the Tri-Valley Transportation Study, or <br />other facilities deemed necessary by the City.
