Project Site <br />PROJECT DESCRIPTION <br />The proposal includes the following: <br />• Creation of a total of six lots -five residential lots ranging from 0.81 of an acre to <br />1.27 acres and one open space parcel; <br />• Demolition of the existing home and all existing out-buildings; <br />• Establishment of a storm water runoff detention pond; <br />• Construction of a private, 28-foot wide road and a bridge for access to the <br />proposed home sites; <br />• Establishment of a homeowners association to maintain the open space parcel, <br />the private road, and provide stormwater system; <br />• Creation of design guidelines that provide design requirements for all proposed <br />homes. The applicant proposes to utilize similar guidelines approved for Serenity <br />at Callippe Golf Course. <br />Page 3 of 6 <br />
