She noted that additional <br />costs for future repairs would also go into the reserve account. <br />Ms. Wilkinson asked if the renters could tell the inspector to check on certain areas that have <br />problems. <br />Ms. Porbath answered that the renters could have input into problems in the park. She stated that <br />they will also go back five years and look at all maintenance that has been done in the park. She <br />noted that if something is broken it must be replaced or the money must be put into reserves. <br />A resident stated that in the past the owner has fixed things with a band aide type situation. <br />Ms. Porbath stated that it would be a State Licensed Inspector, not a city inspector. <br />Tom, space 112, stated that he does not see a problem with this conversion because you can <br />continue to rent or you could buy. He noted that mobile homes do not go up in value, but he <br />agreed that owning the lot could ad value to your home. <br />A resident stated that the modular homes do go up more in value. fIe mentioned that recently <br />some of the older homes have sold at a decent price. He stated that the possibility of the <br />conversion must be told to prospective buyers now and that information could have helped with <br />those recent sales. <br />A resident believed that it would be very difficult to sell their homes in the next ten years while <br />they are all still leasing the property, and certainly under these economical conditions. He asked <br />if there was something they could do to sublease their home now. <br />Tom Allard, space 170, stated he had no idea as to what was being asked. He asked if people <br />would really feel any better if they pulled a figure out of a hat that would mean absolutely <br />nothing. <br />Mr. Fritsch mentioned that it has been rumored at $100,000 <br />Mr. Munoz, space 21, stated there is an existing condition with the sewage line. He stated he <br />bought his manufactured home in 2005 and in 2007 had a sewage backup. He stated that the <br />plumber scoped the line and his line was clear and that the blockage was in the pond line. He <br />noted that just four months ago this happened again. He stated that the manager gave him the <br />bill even though the blockage was in the pond line. He mentioned he had to go to Small Claims <br />Court to recoup his money. He exclaimed that this sewage problem still exists and will happen <br />again. He also noted that the pond liner was leaking. He continued by staying that he has the <br />money to buy the rusty bucket for $50,000, but he could not buy the land for an additional <br />$100,000, so he would not be able to move in. <br />A resident asked when all existing code violations in the park are surveyed would they be <br />grandfathered in or would we have to bring everything up to code.
