and the Gardens Apartments and is thankful that the option for a school has instead made way <br />for a wonderful housing development. <br />Kay Dayton said that as a member of the 55 and over community, she has long awaited the <br />development of an adult community within Pleasanton. She has visited similar communities <br />throughout the state, envies those who live there, and already has her eye on a lot in this <br />development. <br />Dolores Bengston thanked the Council for delayiny action on the item until the Ad Hoc Trails <br />Committee and Parks and Recreation Commission had an opportunity to weigh in on trail <br />access. She expressed full support for the solution proposed by the applicant and noted the <br />obvious community advantages afforded by staff's suggestion to construct immediate trail <br />access from the end of Mohr Avenue. She also suggestedi:hat the applicant consider the use of <br />Australian and South African plants in addition to California native plants. <br />Christine Steiner shared the concerns of others regarding the lack of a development aimed at <br />active seniors and agreed that a gated community is essential to safety. She said that it is <br />wonderful that Ponderosa Homes, who has shown its corrimitment to the community for many <br />years, is the one to develop this long overdue project. <br />Bob Fulton encouraged the Council to approve the project, cited his own satisfying experiences <br />with Ponderosa homes, noted there is nothing comparable to this in the Tri-Valley area, and <br />said that an adult community will tend to support local businesses more than most others do. <br />Mike Sedlak thanked the developer for agreeing to implement trail access in the project and <br />urged the Council to support realignment of the appropriate lots if necessary. <br />Sharrell Michelotti stressed the need for such a development and urged the Council to consider <br />the revenue and job production that will result from this project. <br />Graham Wallace said that the Ironwood development neighboring his home has proven to be <br />both suitable and attractive while benefitting many seniors who reside there; he supports the <br />proposed development benefitting a different segment of the senior community. <br />Kurt Kummer of the Parks and Recreation Commission and Ad Hoc Trails Committee said that <br />this is a great project with a wonderful addition to the trails system and asked the Council to <br />support approval of the project. <br />Mike Barris, Pastor at Centerpointe Presbyterian Church, i:~xpressed full support for the project. <br />His church has been in partnership with Ponderosa homes from the beginning and seen how <br />this relationship increases community connection. Fie noted that a number of the congregation's <br />elder members have left Pleasanton because this sort of housing is unavailable and said that <br />the church is excited by these plans to increase senior presence in the community. <br />The public hearing was closed. <br />Mayor Hosterman said based on the staff report and staff's recommendations, she feels traffic <br />and circulation have been more than adequately addressed. She expressed a preference for <br />staff's third trail option and the more strongly worded Condition 93 and agreed with <br />Councilmember McGovern regarding a debris increase to 75%. She strongly urged the <br />applicant to employ zero-turf and gray water mechanisms to every extent possible, reiterated <br />City Council Minutes Page 14 of 19 February 17, 2009 <br />
