She said that the wild <br />success of this program clearly requires a larger space and Ms. Zheng has done a marvelous <br />job of marrying the church with an opportunity for children to improve their English and math <br />along with Chinese language and culture. <br />Motion: It was m/s by Thorne/Cook-Kallio to adopt Resolution No. 09-263 to uphold the <br />Planning Commission's approval of a conditional use permit with the conditions set forth by <br />staff. Continued from January 6, 2009 -Public Hearing: PUD-74, Ponderosa Homes - <br />Consider an application for Planned Unit Development (PUD) development plan approval <br />to construct 110 detached single-family homes for residents aged 55 and older at <br />1 Reimers Drive in the Ironwood Development; and consider the Negative Declaration <br />Mr. Dolan provided the staff report and reviewed the application for 110 units of age 55 and over <br />single family detached homes with lots ranging in size from 5,100 to 13,500 square feet. Each <br />model has a number of different elevations with three out of four homes being single-story. <br />The project was originally envisioned as part of a PUD approved by the City Council in 2002 <br />which allowed either the medium density residential project proposed or a school facility. The <br />subject site comprises 23 acres situated directly east of the existing Ironwood development, <br />immediately north of Pleasanton's OSC, south of Zone 7 Lake I, and west of the property <br />formerly owned and operated by Hanson Properties. The fairly level site was formerly and still is <br />potentially used for staging for the adjacent Ponderosa Project. <br />In addition to single family homes, the project contains substantial amenities including a two <br />acre recreational complex with a bocce court, pool, pool deck, lawn area, and 4500 square foot <br />clubhouse. The clubhouse has an architectural style reminiscent of mission, craftsman, and <br />California winery type buildings which is somewhat consistent with the architecture of both the <br />previous and proposed developments. It includes a clubroom, wine locker, office, exercise <br />room, flex space, storage, bathrooms, a patio, and facilities to house pool equipment. <br />Mr. Dolan explained that review of this project generated concern in four main areas: internal <br />circulation, interface with adjacent existing residential uses, trail access, and traffic impacts. <br />The property is accessed off of Reimer's Drive behind the OSC and as a private gated <br />development, contains only one vehicle entrance and exit location.
