Ordinance No. 1987 <br />25. <br />The colors and materials of the retaining walls and the colors of the precast <br />perimeter wall shall be submitted for the review and approval by the Director of <br />Community Development prior to issuance of a building permit. <br /> <br />26. <br />A final fencing plan generally conforming to the conceptual fencing plan shall be <br />submitted for review and approval by the Director of Community Development <br />with the subdivision improvement plans. <br /> <br />27. <br />Details of the project signage shall be submitted for the review and approval by <br />the Director of Community Development with the subdivision improvement plans. <br /> <br />28. <br />The project developer shall investigate and is strongly urged to install water <br />conserving measures into the homes and clubhouse, such as greywater systems <br />(e.g., greywater is recycled for irrigation purposes). <br /> <br />29. <br />The project developer is strongly encouraged to revise the project landscape <br />plan to be “turf/lawn free.” <br /> <br />30. <br />The project developer shall submit detailed landscape and irrigation plans, <br />subject to the review and approval of the Director of Community Development, as <br />part of the improvement plans. These plans shall include a street tree planting <br />plan and landscape plans for all street rights-of-way, common areas, and typical <br />front and street side yards for all homes. The irrigation plan shall provide for <br />automatic controls. Said landscape plan shall be consistent with the approved <br />landscape plans plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. The final selection of plant <br />species for the project shall be subject to the review and approval of the Director <br />of Community Development and shall consist of species which are native to this <br />region of California or are otherwise drought-tolerant, with the exception of <br />turf/sod if it is used in the project. The developer shall install the front and street <br />side yard landscaping prior to the occupancy of the respective homes. <br /> <br />31. <br />All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br />shrubs a minimum of five (5) gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />32. <br />The project developer shall provide root control barriers and four inch (4") <br />perforated pipes for street trees and trees in planting areas less than ten feet <br />(10' 0") in width, as determined necessary by the Director of Community <br />Development at the time of review of the final landscape plans. <br /> <br />33. <br />The recorded deed of sale for all lots covered by this PUD Development Plan <br />approval shall include the following: <br /> <br /> a. A disclosure statement indicating the close proximity to the Livermore <br />Municipal Airport and of possible impacts to homes due to aircraft overflights. <br /> <br /> <br />
