EXHIBIT A <br />llesign and Urban Planning Consultant Services for <br />Hacienda Business Park PUD Modi£cation & Development Plan <br />Scope of Work and Cost Estimate <br />Submitted by Jerry iserson December 4, 2008 <br />• Rate: $175/hour <br />Tasks will involve performing design and urban planning consulting work for <br />the planned unit development (PUD) modification process for the hacienda <br />Business Park in Pleasanton, including serving as the City's representative for <br />any committee formed for this purpose, preparing committee agendas and <br />reports, providing substantive information and recommendations for the PUD <br />development plan and design guidelines, preparing Planning Commission and <br />City Council staff reports and presentations, making presentations at the <br />Planning Commission and City Council meetings, and preparing the document <br />needed by the California Environmental Quality (CEQA) Act -which is <br />anticipated to be a mitigated negative declaration. This scope of work does <br />not include the preparation of an environmental impact report (EIR), if <br />needed. Assistance and interface with other City staff, Hacienda Business <br />Park Owners Association general manager James Paxson, or his <br />representative, and other consultants will be provided for the PUD <br />development plan, design guidelines, traffic study, market study, and <br />development agreement. <br />• Committee work will include taking general meeting notes; if detailed minutes <br />are requested, that would require tape recording the proceedings and having a <br />professional recording clerk prepare minutes. (Not included within the scope <br />of work of this contract.) <br />• The scope of work does not include administrative duties for public hearing <br />notices (mail-out and newspaper) and mailing out packets. The work will <br />only involve providing the City with the text needed for the notices describing <br />the items to be considered at the meetings. <br />• Work on actual development applications is not included. <br />• Costs are to be based on time and materials. Estimated labor costs are as <br />follows: <br />1. Task Force Meetings: 8 meetings @ 4 hours each = $5,600 <br />
