to students. Staff determined that a conditional use permit would be required for the proposed <br />use. <br />II. SITE DESCRITION <br />The subject site is a one-acre parcel located on the: east side of Santa Rita Road, north of Mohr <br />Avenue. The existing one-story building is appro~:imately 12,800 square feet in floor area. A <br />common hallway provides interior access to each tenant suite. Restrooms for all tenants are <br />located in the middle of the building. <br />The subject tenant suite is located in the middle section of building, occupying approximately <br />1,400 square feet of floor area. Other tenants in the same building are primarily office uses. A <br />total of 49 on-site parking spaces are provided, located along the sides and at the reaz of the <br />building. Two sepazate driveways off Santa Rita provide access to the subject site. An internal <br />driveway connects the subject site to the adjoining; pazcel to the south. <br />Properties adjacent to the office building are multi-family residential uses and the Century <br />House to the west, sepazated from the subject site lby Santa Rita Road, office uses and single- <br />family residential uses across Mohr Avenue to the south, and office/light industrial/commercial <br />uses to the east and north. <br />With the approval of this use permit, the building would be fully occupied. <br />III. PROJECT DESCRIPTION <br />Little Ivy League provides a Chinese cultural enrichment program to children 5- to 13-years of <br />age. It is a year-round after-school program. The specific hours are: <br />Monday through Thursday: 3:30 p.m. - 6:00 p.m. <br />Friday: 3:30 p.m. - 5:30 p.m. <br />The proposed program includes, but is not limited to, homework assistance, art classes, Chinese <br />poetry reading and appreciation, and Chinese calligraphy. The program anticipates a maximum <br />of 30 students and two full-time staff members. Students would carpool or walk to the facility <br />after school. <br />The proposed program is desired as a 2-''/z hour prol~am. During the program, students are <br />divided into four groups to participate scheduled activities. A short recess is provided, and that <br />at time, a healthy snack would be provided to students.
