d. There shall be an 8-foot wide Public Service Easements (PSE) on both sides of <br />the street. <br />e. The rolled curb shall conform to City Standard Detail 105 (3-foot wide rolled <br />curb, 5-inches tall). <br />£ The sidewalk width on street section C-C shall be increased to seven feet to <br />accommodate vehicle overhang. <br />g. The applicant shall work with staff to design the street sections to provide <br />sidewalks on both sides of the streets by reducing the street width. Said <br />modification shall be subject to review and approval by the City Engineer, <br />Director of Community Development, and the Planning Commission at the <br />time of the tentative map review. <br />Except as noted above, said modifications shall be shown on the plans submitted <br />for issuance of building permits and/or the subdivision improvements plans, as <br />applicable, and shall be subject to review and approval by the City Engineer prior <br />to issuance of building permits for the project. <br />69. The following changes shall be shown on the subdivision improvement plans: <br />a. The vertical to rolled curb transition shall be 5-foot long minimum. <br />b. The "typical curb cut at the grassy Swale" shall be modified to reduce the width <br />of the opening, as determined by the City Engineer. <br />c. There shall be a disconnect between the roof leader and the curb to allow the <br />low flows from the roof to be absorbed into the ground while allowing larger <br />flows to flow directly to the gutter. <br />Said modifications shall be subject to review and approval by the City Engineer <br />prior to issuance of building permits for the project. <br />70. The applicant shall work with staff to provide stormwater treatment design <br />solutions for the development, subject to the review and approval by the City <br />Engineer and Director of Community Development. <br />71. The water and gravity sanitary sewer mains shall be public and maintained by the <br />City. There shall be individual sanitary sewer and water laterals to each dwelling <br />unit. There shall be a two-way cleanout on the gravity sanitary sewer lateral <br />located at the back of the PSE. <br />72. All subdrains shall have a cleanout installed at the beginning of the pipe. The <br />bottom of the pipe shall terminate in a storm drain or other storm drain outfall <br />subject the approval of the City Engineer. The applicant's engineer shall submit a <br />final subdrain location map to the City Engineer prior to acceptance of the Public <br />Improvements. It shall be the responsibility of the homeowner to relocate the <br />subdrains if, during the excavation of a pool or other subsurface structure, the <br />13 <br />
