10. <br /> <br />That a slumpstone wall similar in height, color and appearance <br />to the existing Community Bank wall be constructed along the <br />11-1/2 ft., 59.91 ft. and 22 ft. sections of the northwestern <br />property lines of the subject property and from the 22 ft. <br />segment to the northeastern corner of Building E and that the <br />existing fences along these property lines shall be removed. <br /> <br />11. <br /> <br />That approval of this case is subject to all Standard <br />Conditions of Development except conditions 12, 28, 29, <br />35, 36, 46, 49 and 50. <br /> <br />12. <br /> <br />Egress to Bernal Avenue over the easement between the <br />subject property and that street shall be allowed if approved <br />by the City Engineer. <br /> <br />13. <br /> <br />That the three separate parcels which constitute the subject <br />property shall be merged in a manner acceptable to the City <br />and developer shall exercise best efforts to assure that parking <br />easements are granted between the three parcels and Phase I <br />of the Downtown Centre. <br /> <br />III <br /> <br /> <br />
