EXHIBIT "A" <br /> <br />That the development be substantially as shown on the <br />site plan, elevations and landscape plan, Exhibit A, on <br />file with the Planning Division. <br /> <br />That the applicant be aware that because of lack of parking <br />no restaurants, banks, savings and loans or medical/dental <br />offices can be accommodated in the center and that retail <br />uses will have to constitute at least approximately one- <br />third of the floor space in the center. <br /> <br />That the developer dedicate to the City for street right- <br />of-way purposes, a 6 ft. wide parcel of land parallel with <br />and contiguous to the Main Street frontage of the develop- <br />ment. This dedication shall be made prior to issuance of <br />a building petit. <br /> <br />That the developer enter into an agreement with the City <br />to reconstruct curb, gutter and sidewalk together with <br />necessary tree removal, utility relocation and tie-in <br />paving across the Main Street frontage of the subject <br />property at such time in the future as the construction <br />is deemed necessary by the City Engineer. This agreement <br />shall be approved by the City Attorney and executed by <br />the developer prior to issuance of a building permit. <br /> <br />That a 10 ft. by 30 ft. loading berth shall be installed <br />in the area immediately north of parking space 46. <br /> <br />That the entrance drive from Main Street shall be widened <br />to make it as wide as the entrance drive for Phase 1 of <br />the Downtown Centre. <br /> <br />That the area to the rear of Building E shall be paved <br />and maintained in a neat and orderly manner at all times <br />and that access be provided to this area via an outside <br />doorway in Building E. <br /> <br />That the pop-outs on the north side of Building E shall <br />be identical in design to those on the south side of <br />Building A at 201 Main Street. <br /> <br />That the developer shall be responsible for landscaping and <br />maintaining the planter strip between the curb and sidewalk <br />in front of 235 Main Street. <br /> <br /> <br />
