Moving further south along Hopyard Road toward Main Street and First <br />Street is downtown Pleasanton, often referred to as "Old Pleasanton", as it is <br />characterized by turn-of-the-century buildings and a small town atmosphere. <br />Most of "Old Pleasanton" is located in a small area of the central business <br />district near the Alameda County Fairgrounds. <br /> <br /> North of the downtown area along Main Street towards Santa Rita Road are <br />two modern neighborhood shopping centers and Valley Business Park, a 58 net <br />acre business and light industrial park currently available for building <br />construction. On either side of Santa Rita Road are single and multi-family <br />residential dwellings which were built in the 1960's. The portion of Valley <br />Avenue between Hopyard Road and Santa Rita Road is a divided parkway bordered <br />on both sides by single family homes constructed in the q970's. <br /> <br /> Hacienda Business Park is being co-developed by The Prudential Insurance <br />Company of America ("Prudential") and Callahan Pentz Properties, Pleasanton, a <br />California general partnership ("CPP-Pleasanton"). For more information on <br />Prudential and CPP-Pleasanton, see the section herein entitled "Proposed <br />Development and Property Ownership. <br /> <br />Availability of Public Utilities: <br /> <br />Electricity <br />Pacific Gas and Electric Company will provide electricity to the District. <br /> <br />Natural Gas <br />Pacific Gas and Electric Company will provide natural gas to the District. <br /> <br />Telephone Service <br />Pacific Bell will provide telephone service to the District. <br /> <br />Water <br />i3'f'f'cl'ract Water: Water is supplied to the North Pleasanton area under <br />contract with Zone 7 of the Alameda County Flood Control and Water <br />Conservation District. A study prepared for the City, a copy of which is <br />available for inspection at the City, indicates that upgrading of the <br />City's water distribution capacities would be required to accommodate the <br />projected growth in the area. The City is committed to construct two <br />reservoirs as needed, the first of which is in the accelerated design <br />phase leading to early construction. The second reservoir is proposed to <br />be constructed as demand warrants. <br /> <br />In-Tract Water: All in-tract water mains in the District have been <br />installed and pressure tested. <br /> <br />It is believed that adequate off-tract and in-tract water capacity and <br />distribution to Hacienda is currently provided and will continue to be <br />provided in response to demand, although there is no assurance that this <br />will happen. <br /> <br />-20- <br /> <br /> <br />
