THE DISTRICT <br /> <br />Introduction <br /> <br /> The City of Pleasanton ("the City") was incorporated June 18, 1894. It is <br />located in north central Alalneda County ("the County") approximately 40 miles <br />east of San Francisco. The City contains about 13 square miles and can be <br />reached via Interstate Highways 580 and 680. <br /> <br />Location <br /> <br /> Assessment District No. 1984-1, Hopyard Road ("the District"), is <br />comprised of 36 assessed parcels totalling approximately 573 gross acres <br />(492.197 net assessed acres) located in the northern portion of the City in <br />the southeast quadrant of the intersection of Interstate 580 and Hopyard Road. <br /> <br />Description <br /> <br /> The District is bounded by the Arroyo Mocho Canal on the south, a Southern <br />Pacific Transportation Company branch line right of way on the east and <br />Hopyard Road on the west. All of the property in the District is being <br />developed as Phase I of Hacienda Business Park ("Hacienda"), a portion of a <br />master-planned 860 acre mixed-use business park. For more information on the <br />proposed development, see the section herein entitled "Proposed Development <br />and Property Ownership". <br /> <br />Existing Development in the Surrounding Area of the District <br /> <br /> The Stoneridge Regional Shopping Center, a 1.2 million square foot <br />shopping mall developed by Taubman and Associates, Inc. in 1978-79 is located <br />in the southwest quadrant of Interstate 580 and Interstate 680. Major tenants <br />include Macy's, Emporium-Capwell and J. C. Penney's. Satellite development <br />around the Stoneridge Center includes a convenience shopping center anchored <br />by Best Products, several banks, a Porsche-Audi dealership, three three-story <br />office buildings, a restaurant and Kaiser-Permanente Hospital. <br /> <br /> Existing development along Hopyard Road in the vicinity of Interstate 580 <br />includes the Hopyard Office Center, Schoeber's Racquetball and Spa, Mobil and <br />Chevron service stations, several restaurants and two motels. At the <br />intersection of Hopyard Road and West Las Positas Boulevard, the southernmost <br />entrance to Hacienda is a neighborhood shopping center known as Val Vista, <br />with Lucky Market as the major anchor tenant; along with nine retail tenants, <br />a Fotomat store and a Free-standing retail/office building. Across the street <br />from Val Vista is a Shell Service Station, a Bank of America branch office, a <br />Department of Motor Vehicles testing station, a 7-11 grocery and a one-story <br />office building. Across the Arroyo Mocho Canal is a small residential <br />subdivision known as Parkside, The intersection of Valley Avenue and Hopyard <br />Road is improved with commercial uses including the newly completed Hopyard <br />Shopping Village, which is in its final phase of construction, and another <br />medium sized neighborhood shopping center anchored by Alpha Beta Market and <br />Thrifty Drug and Discount Store.
