Angela Street. In this review process, the Association utilized 2002 <br />Downtown Specific Plan and the subsequent 2006 Downtown Guidelines. These plans <br />stress the importance of reflecting a sense of neighborhood and a pedestrian chazacter <br />that is irreplaceable. "Remodels and additions for residential use must be sensitive to <br />Downtown's unique character and scale. If done properly, additions and remodels will <br />look comfortable with the original buildings. New construction needs to be especially <br />sensitive to surrounding structures." <br />PUD-76 is located in a section of W. Angela that is surrounded by single-family cottages. <br />The existing building is in need of work and although within the fifty-yeaz age range, is <br />not an example of any recognizable azchitectural style with redeeming qualities that <br />speak to historic preservation goals. This plan, in its current form, dated April 30, 2008, <br />provided PHA with the opportunity to make the following comments and <br />recommendations to the city planners and the developer: <br />•The specific azchitectural plan appears be in keeping with the DSP height and mass <br />recommendations for new residential construction, <br />•The remodeling of the existing cottage (unit 1) on the W. Angela Street front is in <br />keeping with the eclectic cottage azchitecture of the adjacent Augustine and W. Angela <br />neighborhoods and takes on a single family residence look. <br />• The listing of specific materials to be used is minimal and though they appeaz to be <br />suitable in the detailed elevations there is no specific indication as to the quality of those <br />materials being recommended in this plan. PHA would like more information and <br />perhaps samples of the exterior building materials to be used as well as details about <br />materials to be used on the porch. <br />• Recommends that all materials including the windows and doors on the street <br />front (unit 1) be of high quality wood to address the heritage look that PHA strives to <br />maintain in the Downtown residential azea. <br />• Recommends that the developer work with the city azborist to retain the mature trees <br />and that removal of trees be kept at a minimum. Recommend that the proposed, new <br />landscaping be fully realized as shown in the Apri12008 plan. <br />• The enclosed gazages aze nice additions to the azea and support the single-family home <br />
