60. The developer shall submit the following information to the City Engineer for <br />review and approval: <br />a. Two prints of the final map; <br />b. One copy of the preliminary title report; <br />c. One set of the computer closures; <br />d. One legible copy of the latest recorded deed for the parcels being <br />subdivided; <br />e. One legible copy of the recorded deeds for each of the adjacent properties <br />unless those properties are part of a recorded map which has been recorded <br />within the last seven years; and <br />f. One legible copy of the Recorded Final map, Parcel Map, or Record of <br />Survey used to prepare this Map. <br />61. The final map shall meet all requirements of the Subdivision Map Act. <br />62. The tentative map shall contain a brief legal description of any parcel being <br />resubdivided, a statement of lot and total acreage, and a statement referencing <br />any separate documents required to be recorded with the map. <br />63. The project developer/subdivider shall create private access easements for the <br />private access drive across the project for the benefit of the individual lots, per the <br />site plan and subject to the review and approval of the City Engineer. <br />64. The project developer/subdivider shall create drainage easements across the <br />project for the benefit of the individual lots, per the stormwater management plan <br />and subject to the review and approval of the City Engineer. <br />65. The project developer/subdivider shall create utility easements across the project <br />for the benefit of the individual lots, per the site plan and subject to the review and <br />approval of the City Engineer. <br />66. The project developer/subdivider shall post with the City prior to the approval of the <br />final map, an additional performance bond for all subdivision improvements that are <br />not to be accepted by the City of Pleasanton. <br />67. The project developer/subdivider shall show a proposed typical private driveway <br />section for the on-site development on the tentative map. Said section shall <br />include: curbs or edge treatment of the driveway, private storm drain line including <br />drainage inlets, public water main including fire hydrants, public sanitary sewer, <br />joint trench including lights and utility boxes.
