4. The project developer shall submit a building survey and/or record of survey and <br />a site development plan in accordance with the provisions of Chapter 18.68 of <br />the Municipal Code of the City of Pleasanton. These plans shall be approved by <br />the Director of Community Development and the Chief Building Official prior to <br />the issuance of a building permit. The site development plan shall include all <br />required information to design and construct site, grading, paving, drainage, and <br />utilities. Specific items to be indicated on the site development plan necessary to <br />construct the improvements are to be in accordance with the City of Pleasanton <br />Private Development Design Guidelines adopted April 15, 1986. <br />5. The front door of each unit shall have a vintage style look. The style of the door <br />shall be illustrated on the plans submitted for building permit issuance and is <br />subject to the review and approval of the Community Development Director prior <br />to building permit issuance. <br />6. The balcony for Unit 2 and Unit 3 shall be reduced to 50 square-feet in size and <br />subject to the review and approval of the Community Development Director prior <br />to issuance of a building permit. <br />7. All proposed arched windows shall be recessed. The windows and window <br />designs shall be reviewed and approved by the Director of Community <br />Development, prior to building permit issuance. The Director may allow minor <br />changes to the windows for fire and life safety compliance. Compliance with the <br />City's noise standards shall be achieved. <br />The applicants may utilize other noise mitigation measures to meet the <br />recommendations of the noise and vibration study prepared by Wilson, Ihrig & <br />Associates dated August 13, 2007 and May 8, 2008 on file with the Planning <br />Division. Construction modifications, such as diaphragmatic wall construction to <br />control the interior noise levels may allow a reduction in the STC rated windows. <br />The noise mitigation measures shall be reviewed by a noise engineer who shall <br />confirm mitigation is met as well as to the review and approval by the Director of <br />Community Development prior to building permit issuance. <br />8. All condensing units shall have the lowest noise rating. <br />9. The existing six-foot tall redwood fence can be increased to eight feet and a <br />42-inch tall picket-style fence can be constructed in the front yard of unit 1 only. <br />Any changes or additional fencing shall be subject to review and approval by the <br />Director of Community Development prior to the change/addition and may be <br />subject to a building permit. <br />10. Each unit shall be required to be a "green home" meeting the requirements of the <br />Residential Green Building Ordinance (PMC 17.50). Prior to building permit <br />submittal, a list of the green building measures used in the design of the units, <br />covered by this approval, shall be provided to the Planning Division for the review <br />2 <br />
