Zoning for the property is PUD-HDR <br />(Planned Unit Development -High Density Residential) District. <br />Action Recommended: Approval. <br />Action Taken: Approved, per staff. <br />Vote: 5-0. <br />PUD-77. Dutra Trust <br />Application for a Planned Unit Development (PUD) development plan approval to <br />subdivide aten-acre site located at 1053 Happy Valley Road into five single-family <br />residential lots and one open space parcel. Zoning for the property is PUD-SRDR/OS <br />(Planned Unit Development -Semi- Rural Density Residential/Open Space) District <br />Also consider the Negative Declaration prepared for the project. <br />Action Recommended: Recommend approval. <br />Action Taken: Recommended approval of the Negative Declaration and PUD, per staff, <br />with the following modifications: <br />1. Delete Condition No. 14 regarding development phasing as this is <br />not applicable to the project. <br />2. Modify Condition No. 31 to indicate that no construction activities <br />shall be allowed on Saturdays. <br />3. Revise Condition No. 51 to clarify that Zone 7 requirements shall be <br />followed should the existing well be abandoned. <br />4. Replace Condition No. 40 with the standard conditions for the <br />installation of automatic fire sprinklers. <br />5. Add the standard condition regarding the construction requirement <br />to provide for a future installation of aroof-mounted photovoltaic <br />system. <br />6.
