TJi'9N Mr. Joshua Pock, P.E. <br />71at~sporhtlan May 2Q 2008 <br />Comukum Page 4 <br />External Site Access and Internal Vehicle Circulation <br />Tf KM reviewed the project site plan for adequacy of external access to the site and internal vehicle <br />circulation. One external project site access is proposed via Ironwood Drive, which connects to <br />the site via a roundabout at Reimers Drive. This access will be controlled by a gate for both <br />residents and visitors. The access is expected to adequately serve project traffic. <br />The site plan shows 36-foot curb-to-curb street widths along internal project streets, except for <br />the Street "A" and Street "B" segments immediately adjacent to the proposed recreation area. <br />The Street "A" segment includes an additional 8-foot width for a recessed parallel parking bay of <br />eight spaces, while Street "B" includes a recessed perpendicular parking bay of 12 spaces. The <br />36-foot roadway width elsewhere consisu of two ten-foot travel lanes and two eight-foot parallel <br />parking lanes. The roadway design width and parking layout are expected to adequately serve <br />project residents and guests. <br />As shown in the site plan (Figure I ), Reimers Drive would meet Street "A" at an acute angle. It is <br />recommended that the warning sign "W I- I" (curve ahead) be posted on both sides of this curve. <br />The warning sign will advise drivers to lower their speed to safely negotiate this curve. For internal <br />vehicle circulation, it is recommended that a "STOP" sign be installed on the minor approaches of <br />the Street "A" / Courc "D", Street "A" /Street "B", Street "C" /Street "B", Street "A" I Street "I", <br />Street "A" /Street "C" /Court "H", and Street "B" /Street "C" intersections, based on the likely <br />access patterns to the residences. Installing "STOP" signs will help to assign the right-of-way at <br />these intersections and provide controlled access to the main roadway. <br />Comparison of Ironwood Project Impacts to Previous High School Proposal <br />Under a previous development proposal, a 1,000-student high school was proposed at the <br />Ironwood project site. In 2002, a Dowling tragic study estimated that this proposed high school <br />would generate approximately 1,160 a.m. peak hour trips and 100 p.m. peak hour trips. By <br />contrast, it is expected that the Ironwood Active Adult Community Project will generate <br />approximately 30 a.m. peak hour trips and 53 p.m. peak hour trips. The Ironwood a.m. trip total is <br />approximately 97 percent less than the comparable high school a.m. trip total, while the Ironwood <br />p.m. trip total is approximately 47 percent less than the comparable high school p.m. trip total. <br />Therefore, the Ironwood project is expected to generate significantly fewer vehicle trips at this <br />project site than was anticipated under the high school proposal. <br />If you have any questions about our traffic study, please contact us at (925) 463-061 I .
