For additional background information please refer to the November 12, 2008 Planning <br />Commission staff report in Attachment 6 and the "project timeline" in Attachment 7. <br />SITE DESCRIPTION <br />Valley Business Park is ± 69 acres located south of Valley Avenue, east of Santa Rita <br />Road. It has a mix of uses: professional and medical offices, light manufacturing, <br />industrial, religious institutions, recreation and tutoring facilities, and private schools. <br />entry of Suite facing Quarry Lane <br />The subject site is a 28,815 square-foot parcel located on the west side of Quarry Lane. <br />The suite Tri-Valley Martial Arts proposes to occupy is a 2,895 square-foot portion of an <br />existing 9,936 square foot single-story building. Each suite has individual exterior doors <br />that act as direct access. The glass doors on the east side facing Quarry Lane are the <br />main entrances to the units. The doors in the rear of each unit on the west side are <br />employee entrances. There are also roll-up (overhead) doors on the west side of each <br />unit for loading and unloading if needed for the businesses. <br />The suite provides a large open space for the martial arts/activity area, a separate <br />break/study room, a front office waiting room, bathrooms, and a quiet room. The quiet <br />room is provided for children that are ill or become ill while waiting for their <br />parent/guardian to pick them up from the facility. A floor plan is provided in Exhibit A <br />(Attachment 2). Restrooms that are provided in the suite are for the use of the children. <br />The Director and other staff will use other restroom facilities. (Please refer to discussion <br />under "Public Notice and Comments" later in this report). During the evening instruction <br />the restrooms inside may be used by staff as well as evening students. The required <br />separation of use is due to the daytime childcare facility vs. evening adult instruction. <br />PROJECT DESCRIPTION <br />Tri-Valley Martial Arts proposes the following operations: <br />(1) Operation of a daytime childcare/martial arts facility for up to 20 children ages 5 to <br />12 years, Monday through Friday from 11:40 a.m. to 6:15 p.m.; <br />Page 3 of 10 <br />Valley Business Park <br />
