26. The proposed project shall be a "green home" with a minimum of points in each <br />category (Resources, Energy, and IAQ/Health) required for a Certified Rating. <br />The applicant shall achieve the 105 points for each home as outlined in the initial <br />checklist submittal. Exceptions may be permitted at the discretion of the Director <br />of Community Development. The green building measures shall be shown on <br />one of the first two pages of the plans submitted for issuance of a building permit. <br />Each point identified shall have a notation showing which sheet the item can be <br />found. A special inspection by a representative from the Planning Division shall <br />be coordinated with regard to landscaping, irrigation, and exterior materials. All <br />of the green building measures indicated on the approved checklist shall be <br />inspected and approved by either the City of Pleasanton or a qualified specialist, <br />or the applicant shall provide written verification by the project engineer, architect, <br />landscape architect, or designer. <br />27. The applicant shall implement the following measures in the design and <br />construction of the approved residential structures, to provide roof-mounted <br />photo-voltaic systems in the future: <br />a. Electrical conduit and "pull-strings" shall be installed from the roof/attic areas <br />to the building's main electrical panel(s). <br />b. Roof trusses shall be "engineered" to handle an additional load of five pounds <br />per square foot beyond that of the load anticipated for roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" required <br />to convert the direct current output from the photovoltaic panels to alternating <br />current. <br />d. A bi-directional electrical meter shall be installed at such time any <br />photo-voltaic panels are installed. <br />These measures shall be shown on the building permit plan set submitted to the <br />Director of Community Development for review and approval before issuance of <br />the first building permit. The building developer shall provide the necessary <br />information and the plans delineating how the photovoltaic panels are applied on <br />the roof prior to issuance of a building permit. The roof-mounted photovoltaic <br />systems shall be physically and visually integrated with the structure's roof <br />materials and design, e.g., surface-mounted, low profile, etc., to the satisfaction <br />of the Director of Community Development. <br />28. All exterior lighting including landscape lighting shall be directed downward and <br />designed or shielded so as to not shine onto neighboring properties. The <br />project/building developer shall submit a final lighting plan, and include drawings <br />and/or manufacture's specification sheets showing the size and types light <br />fixtures proposed for the exterior of the buildings and parking areas. The light <br />fixtures and their locations shall be subject to the review and approval of the <br />Planning Division. <br />6 <br />
