times, but the trees chosen were not evergreens; he hoped the landscape plan <br />could be changed. <br />Chair Blank confirmed Mr. Walker discussed this request with the applicants who <br />indicated that an amended Condition No. 16 would be presented, which he <br />confirmed was on the dais. <br />Commissioner Fox questioned why Parcel 3 for PUD 42's minimum lot area is <br />17,896 square feet and the information before the Commission states <br />18,285 square feet. Ms. Decker said the Commission has a memo on the dais <br />regarding this question and that there is a typographic error. She noted that the <br />actual size is 17,896 square feet, and it should not vary. <br />Commissioner Fox referred to the setback for the accessory structure; five feet <br />versus ten feet, and Ms. Decker said it would be the same. She explained that <br />there are development standards that have requirements for accessory <br />structures which this lot would need to satisfy. <br />Commissioner Narum confirmed with Ms. Decker that each lot is limited to a total <br />of 5,000 square feet, including any accessory structures, and, therefore, the size <br />of the house is close to that and would not be able to have a second unit. Ms. <br />Decker said they are under the actual square footage limit, with only 120 square <br />feet remaining for an accessory structure. <br />THE PUBLIC HEARING WAS CLOSED. <br />Chair Blank closed the public hearing and said they would return with this item <br />later in the evening for the actual staff report. <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br />c. PUD-74, Ponderosa Homes <br />Application for Planned Unit Development (PUD) development plan to <br />construct 110 detached single-family homes for residents aged 55 years <br />and older at the public school option/Medium Density Residential-senior <br />housing site located at 1 Reimers Drive in the Ironwood Development. <br />Zoning for the property is PUD-LDR/MDR/HDR/ P&I & Mixed P&I/MDR <br />(Planned Unit Development -Low Density Residential/Medium Density <br />Residential/ High Density Residential/Public & Institutional and Mixed <br />Public & Institutional/Medium Density Residential) District. <br />Also consider the Negative Declaration prepared for the project. <br />Chair Blank indicated that he had the staff report from the previous hearing and <br />confirmed with staff that the staff report from the last hearing and this one were <br />identical. <br />PLANNING COMMISSION MINUTES, July 9, 2008 Page 7 of 39 <br />
