from I-580 used Foothill Road. He hoped that the improvements to Dublin Canyon Road <br />would be completed by the time the development was fully constructed. <br />In response to an inquiry by Commissioner O'Connor regarding whether he would be <br />amenable to installing a stoplight at the other development even if the traffic study did <br />not show it was required, Mr. Taeb replied that he would be. However, he wanted to <br />make sure that the traffic study and traffic engineer would accept the stoplight; he did not <br />want to create a problem by adding a traffic light. He believed the neighbors across the <br />street would appreciate having the stoplight. <br />In response to an inquiry by Commissioner O'Connor regarding previous versions, <br />Mr. Taeb replied that they had explored versions with different densities, including <br />affordable-by-design homes and duets. He noted that they were not able to fit those <br />homes into the existing site and that he would like to build similar projects elsewhere in <br />the City. <br />In response to an inquiry by Commissioner Olson regarding the comparison to Moller <br />Ranch, Mr. Taeb replied that there would be many similarities in terms of product type <br />and that the circulation type would be similar. He added that the proposed project had <br />larger lots. <br />Ms. Decker displayed and described the grading and pad locations in detail. <br />THE PUBLIC HEARING WAS CLOSED. <br />Acting Chair Pearce noted that the Commissioners would address the discussion points as <br />detailed in the staff report. <br />Commissioner Olson noted that he did not see much discussion of the traffic on Dublin <br />Canyon Road and indicated that there was an extensive discussion of the traffic when the <br />MTO Church proposal was discussed. A request had been made that a study be done on <br />traffic on that road, relating more specifically to speed. He requested that the <br />Commission ensure that that the safety study be completed in order to come to some <br />conclusions about traffic on Dublin Canyon Road. <br />Ms. Decker noted that it was likely that project would come forward before this project. <br />Density <br />Does the Commission support the proposed policy? Are the public amenities su~~cient to <br />allow the additional unit? <br />Commissioner Narum would be willing to support the proposed density. She was <br />concerned about a gated community with a park in it and wished to ensure that park <br />in-lieu fees would be paid to offset it. <br />PLANNING COMMISSION MINUTES, February 27, 2008 Page 20 of 26 <br />
