Post landscaping removal and <br />prior to infill of sloped area <br />ANALYSIS <br />Per Chapter 18.20.030 of the Pleasanton Municipal Code, projects are evaluated by the <br />following design criteria. Staff notes that not all of the design criteria are applicable to the <br />project; therefore, not all sections of this Code are evaluated in this report. <br />1. Preservation of the natural beauty of the City and the project site's relationship to it. <br />Staff analysis: The proposed project is for the re-grading of an existing lot and replacement of <br />the removed landscaping along the rear and sides of the property. While staff acknowledges that <br />the replacement landscaping will take some time, staff is of the opinion that the site <br />improvements will not negatively affect the natural beauty of the city. <br />2. Appropriate relationship of the proposed building to its site, including transition with <br />streetscape, public views of the building, and scale of buildings within its site and adjoining <br />buildings. <br />Staff analysis: No structure is proposed with this application. The applicant is seeking <br />approval for replacing the landscaping and intilling an interior portion of that area (closest to the <br />subject house) with the remaining excavated dirt from the pool. <br />3. Appropriate relationship of the proposed building and its site to adjoining areas, including <br />compatibility of architectural styles, harmony in adjoining buildings, attractive landscape <br />transitions, and consistency with neighborhood character. <br />Staff analysis: As with previously approved re-grading requests in Vintage Heights II, the <br />primary objective is to achieve additional level and usable landscaping and yard area. In this <br />case, the proposal is to use the soil excavated to create the pool to level a portion of the rear <br />yard.
