No structure of a temporary <br />chazac er, ra er, semen , tent, shack, garage, barn or other <br />outbuildings shall be used on any lot at any time as a residence, <br />either teaporarily or permanently. <br />Section 5. Set Hack. All structures shall be placed on <br />each res en a u ng lot in compliance with the requirements <br />of the coning regulations of the City of Pleasanton, State o! <br />Calilornia. <br />Section 6. Sise. No dwelling, whether single story or <br />tultip e • ory, s a e constructed on any lot within the <br />subdivision that has an inhabitable area of less than two <br />thousand (2,000) square feet, combined, exc?.usive of the area <br />located within open porches and attached garages, unless any <br />deviations hereto shall be approved by the Architectural Control <br />Committee. <br />Section 7. Fences - Xalls. Except as otherwise provided by <br />law, no once, age, or p an a border which exceeds thirty (30) <br />inches in height shall be erected or maintained or permitted on <br />any portion of any lot which is in front of the dwelling erected <br />thereon. No lances erected on any other portion of the lot shall <br />exceed six feet (6') in height. The design of all lances oust be <br />approved by the Architectural Control Committee. The fence shall <br />be located outside of the set back restriction. <br />Section 8. Signs. No business slgna, placards or notlcee <br />shall arse e p aced or maintained upon said lots or any part <br />thereof, except one "For Sale" or "For Rent" sign, which sign <br />shall not exceed eighteen inches (18'1 by twenty-four inches <br />(24') in sine. Provided, however, the subdivision developer say <br />maintain subdivision signs in such sirs and such number as may be <br />permitted under applicable State and local laws for a subdivision <br />for a period of three (3) years from the date hereof and <br />Declarant reserves an ensement in gross in a depth of three feet <br />(3') over the portion of any subdivision lot fronting on a public <br />or private street to erect, place and maintain such subdivision <br />sales and directional signs for saiA three (3) years period. <br />Section 9. Alteration. There shall be no exterior <br />alters one or a one o any structure on any lot until the <br />construction or improvement plane and specifications have been <br />approved by the Architectural Control Committee as to quality of <br />workmanship and materials, and harmony of external design with <br />existing structure, which shall include, but not be limited to, <br />the exterior color scheme. <br />Section 10.
