Ordinance No. 1985 <br />Page 9 of 17 <br />developer shall submit a final lighting plan, and include drawings and/or manufacture's <br />specification sheets showing the size and types light fixtures proposed for the exterior of <br />the buildings and parking areas. The light fixtures and their locations shall be subject to <br />the review and approval of the Planning Division. <br />Building Conditions <br />30. The building permit plan check materials will be accepted for submittal only after the <br />ordinance approving the PUD development plan becomes effective, unless the project <br />developer submits a signed statement acknowledging that the plan check fees may be <br />forfeited in the event that the ordinance is overturned or that the design is significantly <br />changed. In no case will a building permit be issued prior to the effective date of the <br />ordinance. <br />31. All structures covered by this approval shall be constructed to: <br />a. Meet Title 24 state energy requirements, and <br />b. Comply with all codes and ordinances in effect before the Building and Safety <br />Division will issue permits. <br />32. The project developer shall submit two copies of the site soils report to the Chief Building <br />Official for third party peer review and shall pay for such review at the time specified by <br />the Chief Building Official, but in all cases before the issuance of a grading permit. <br />33. All conditions of approval for this case and the final approved green building checklist <br />shall be printed in all building permit plan check sets submitted for review and approval. <br />These conditions of approval and green building checklist shall be on, at all times, all <br />construction plans kept on the project site. It is the responsibility of the property owner <br />to ensure that the project contractor is aware of, and abides by, all conditions of approval <br />and the green building requirements. Prior approval from the Planning Division must be <br />received before any changes are constituted in site design, grading, building design, <br />building colors or materials, etc. <br />34. A construction trailer may be allowed on the site for daily administration/coordination <br />purposes during the construction period. At no time shall campers, trailers, motor <br />homes, or any other vehicle be used as living or sleeping quarters on the construction <br />site. All such vehicles shall be removed from the site at the end of each workday. <br />35. The approved building materials and colors shall be stated on the building permit plans <br />to the satisfaction of the Director of Planning and Community Development. <br />Substitutions shall not be allowed unless otherwise approved by the Director of Planning <br />and Community Development. <br />36. The building developer shall post address numerals on the building so as to be plainly <br />visible from all adjoining streets or driveways during both daylight and night time hours, <br />according to the requirements of the Building and Safety Division and Fire Department. <br />37. Prior to future renovations or construction work, the developer shall obtain all <br />building and other applicable City permits. <br />
